    What does it mean to purchase on contract and how does it work?

    Buying a house on contract is the same as buying a house using a traditional mortgage loan.  The big difference is that the seller acts as the lender, there is no bank or mortgage company involved.  This gives the buyer much more flexibility to put together a repayment schedule that works for both parties.

    What is the application process and what documentswill I need?

    The application process is similar to, and as easy as, filling out most rental applications. Every application will be considered on an individual basis although we do look at credit score, criminal history, previous employment, and previous rental history.

    What happens if I decide I want to sell during my 20 year contract for deed?

    You are able to sell the property at any time for any reason if you wish.

    Just like a traditional mortgage, you will have to pay off the balance of your contract prior to closing.
